Electrical & HVAC Installation for 22 Units

The Holly Road development is a 22-unit, two-storey townhouse project designed as a higher-end residential offering rather than a standard entry-level build. ATL was engaged to deliver the complete electrical and HVAC scope across all units, working closely alongside the construction team to ensure quality, consistency, and timely delivery.

From lighting and power through to heating systems and underfloor heating readiness, the project required a coordinated, repeatable approach that maintained a premium finish across a large number of dwellings.

PROJECT SCOPE

ATL delivered a full end-to-end electrical and heating solution across all 22 townhouses.

Internal Electrical

  • Full internal electrical fit-out across all units

  • LED downlights throughout

  • Kitchen pendant lighting

  • Power, data and internet cabling

  • Electric garage door power

  • Bathroom heaters and heated towel rails

  • LED night-lights integrated into bathroom vanities

  • Stair tread sensor lighting

  • Heat pump power supply, installation and commissioning

  • Electrical setup for underfloor heating systems

 

The front three units were completed to a higher specification and included underfloor heating, pendant feature lighting, stair tread sensor lights, and additional vanity LED detailing. These homes were later used as showcase sale units.

External & Shared Area Electrical

  • Exterior architectural feature lighting

  • Landlord lighting controlled by daylight sensors to meet council requirements

  • Lighting designed to comply with council-mandated LUX levels for public areas, including shared driveways and carparking

 

A third-party lighting designer was engaged to ensure all compliance requirements were met without compromising the visual appeal of the development.

Heating & Comfort

Each townhouse was fitted with a single high-wall split system heat pump to meet Healthy Homes requirements and deliver year-round comfort.

 

  • Panasonic high-wall split systems installed to all units

  • Indoor units positioned in the downstairs living areas

  • Outdoor units placed in discreet, non-obtrusive locations

  • Creative pipe routing used where back-to-back installation was not achievable

 

ATL also completed all electrical connections, programming, commissioning, and testing for the underfloor heating systems in selected units, ensuring seamless integration with the overall electrical design.

Together, the split systems and underfloor heating provide consistent, season-appropriate comfort for residents.

Design & Detail

Lighting design was carefully considered to complement the architectural finishes across the development.

  • External feature lights selected to visually align with cladding and façades

  • Internal lighting positioned strategically to suit room function and required lux levels

  • Modern, timeless fittings chosen to ensure consistency and longevity

  • Feature elements including stair lighting, kitchen pendants, and exterior wall lights

 

The result is a clean, cohesive lighting scheme that enhances both functionality and aesthetics across all homes.

Challenges & Coordination

Delivering electrical and HVAC services across 22 dwellings required careful planning and coordination.

Key challenges included:

  • Managing multiple trades and construction sequencing

  • Maintaining consistency across all units

  • Working within a tight overall programme

  • Ordering bulk materials early to support workflow

  • Deploying larger teams to complete blocks of units simultaneously

  • Working from a single master set of plans to ensure accuracy and repeatability

The project was delivered efficiently, with ATL often completing works ahead of deadlines and waiting on other trades to finish.

Testing & Handover

A single ATL Project Manager oversaw all testing, commissioning, and final sign-off across the development.
