Don’t Miss the Healthy Homes Deadline: Is Your Property Fully Compliant?

The final Healthy Homes Standards compliance deadline is fast approaching. If you’re a

landlord in New Zealand, it’s time to act. By 1 July 2025, all private rental properties must

meet the full set of Healthy Homes requirements, with heating and ventilation at the top of

the checklist.

A Quick Recap: What is the Healthy Homes Initiative?

The Healthy Homes Standards were introduced to improve the quality of rental housing

across New Zealand, ensuring homes are warmer, drier, and more energy-efficient. The five

key areas covered by the standards are:

  • Heating

  • Insulation

  • Ventilation

  • Moisture ingress and drainage

  • Draught stopping


While many landlords have already made upgrades, a surprising number are still unaware or

unsure if their property is fully compliant - especially when it comes to fixed heating sources

and adequate ventilation.


Heating: Are You Covered?

One of the most significant parts of the legislation is the heating standard. Landlords must

provide a fixed heating device that can heat the main living room to at least 18°C, even on

the coldest days of winter.


Not all heaters qualify. Plug-in heaters and small panel heaters don’t meet the standard

unless the heating calculator allows it due to a smaller required capacity. In most cases,

you’ll need an energy-efficient, fixed solution like a heat pump.

Ventilation: More Than Just Opening a Window

Proper airflow is essential for a healthy home. The ventilation standard requires:

  • Openable windows in the living room, dining room, kitchen, and bedrooms

  • Exhaust fans in kitchens and bathrooms


The goal is to reduce moisture and mould, which can have serious impacts on tenant health.

If your property lacks working extractor fans or has poor airflow, it's not compliant - and it

could be costing you in long-term maintenance issues as well.
